Disclaimer for Vacation Rental Advertisers and Renters. Use of the services of
VPRBO, constitues an agreement to the terms and conditions of this disclaimer.
Currently there is no charge for
advertising on our website. Owners can list as many rentals as they have all
for FREE.

You are responsible for conducting your own investigation regarding any and all
claims made by prospective renters or vacation property owners or agents. You
assume all liability for use of any information you find in any VPRBO
publication. None of the information contained in any VPRBO webpage is
confirmed or warranted by any party. Confirmation of information published
herein is the sole responsibility of the renting party. Qualification of all
renters is the sole responsibility of the advertiser.
Renters are aware that each property sets its own Refund/Cancellation Policies
- Not all the Property Owners/Advertisers/Agencies publish their
Refund/Cancellation policies online. VPRBO recommends that renters ask for and
receive a written notice of the Refund/Cancellation policy from the advertiser
and for added protection, we recommend the purchase of Trip Cancellation
Insurance at your own expense (see InsureMyTrip.com for details). VPRBO is not
responsible for the refund of rental fees for any reason.
None of the information contained in any VPRBO web page is confirmed or
warranted by any party. Confirmation of information published herein is the
sole responsibility of the renting party. Qualification of all renters is the
sole responsibility of the property owner or agent. VPRBO will not be a party
to any disputes between the Advertiser and the Renters.
Property Owners - If the operators of VPRBO are unable to provide the promised
level of service for any reason, including, but not limited to service outages,
technical issues, Hardware/Software failures, war, acts of God or negligence,
neither VPRBO or its owners/operators can be held liable for any costs beyond
the prorated costs paid by the client for the services which were not provided.
VPRBO does not guarantee that the VPRBO web site will be available 100% of the
time. This Agreement shall be construed in accordance with the laws of the
State of Illinois USA, any and all disputes shall be submitted to the
jurisdiction of the Illinois, disregarding conflicts of law, forum and venue.
VPRBO is not a licensed real estate broker in any location in USA.
Property owners are responsible for investigating and adhering to all local
regulations including, but not limited to, permits, licenses, occupancy taxes,
and safety compliance.
If you wish to remove your
property from the market, we can temporarily inactivate the VPRBO listing and
reactivate it at a future date. Your VPRBO listing stays in force through the
original term and the renewal date does not change (the renewal date will not
be extended during the time that the property is off the market).
If you sell your property, you can transfer
your VPRBO listing to the new property owner please contact us for details.
However, no refund will be granted for properties that are sold, whether or not
they are tranferred to a new advertiser.
Note: VPRBO does not participate in or
tolerate the sending of Unsolicited Commercial Email (SPAM) - VPRBO reserves
the right to cancel (without refund) any member that mentions VPRBO or any of
its associated websites, URLs, or any associated VPRBO email address in any
SPAM e-mail message or Usenet posting. VPRBO is the sole judge in determining
what constitutes SPAM.
It is the goal of VPRBO to reduce the
volume of SPAM delivered via the Rental Information and Availability Request
(Inquiry) form. To that end, inquiries may be monitored and filtered by VPRBO
prior to delivery to VPRBO members. Inquiries may be read by VPRBO staff
members. Despite VPRBO filtering efforts, it is likely that some SPAM inquiries
will be delivered anyway. It is also likely that some non-SPAM inquiries may
not be delivered as a result of VPRBO filtering efforts.
Rental inquires are delivered via Internet email and are not to be considered
private. Internet e-mail delivery is not 100% reliable and VPRBO cannot be held
responsible for undelivered inquiries or for missed income as a result of
undelivered inquiries. VPRBO, at its own discretion, may supply to potential
renters the direct e-mail address and or phone/fax number of VPRBO advertisers
for the purpose of making a rental inquiry.
Vacation Rentals by Owner reserves
the right to reject or edit any ad submitted at our sole discretion. Once
material has been submitted, edited and posted on the VPRBO web site, it
becomes the property of VPRBO and its affiliated sites and may not be copied
from the VPRBO web site without written permission. LOCAL RULES AND REGULATIONS
Property owners are responsible for investigating and adhering to all local
regulations including, but not limited to permits, licenses, occupancy taxes,
and safety compliance.
Advertisers are expected to follow the
Acceptable Content Policies. Ads which do not adhere to these policies are
subject to cancellation at the sole discretion of VPRBO.
